Hi <<First Name>>,

I hope 2016 is off to a great start for you all. It seems as though Christmas is only just over and here we are almost at Easter.

For those of you who will be travelling over Easter, please stay safe and have a great break.

I have been saying for many years, that the property values in S/E Qld will increase at a healthy rate again soon and the indicators would be, Sydney and Melbourne having an increase and then mainstream media reporting that S/E Qld is doing the same. That is now happening and we have started seeing good increases in property values at last.

The development we have been waiting for in Beaudesert is now under way and if you have seen the last couple of emails I have sent out, you will have seen why. The first of the railway siding freight distribution terminals has been started and is planned for being in use by January 2017. This of course is just the start of what will be a 20 year or more project to create one of the biggest freight and light / medium industry precincts in Australia.

I am still looking for a couple of people who are leaving the ADF and looking for a new career in Property Investment advising. Ideally these people will have a genuine interest in Property Investing and a genuine desire to see Members of the ADF investing some of their money in a safe and secure way to increase their future financial stability. Bromelton Freight Terminal construction has started this month. Haulage company SCT Logistics announced on it would start building its $30 million inter-modal freight terminal in March with completion set for early 2017. To read the full article from the Beaudesert Times click the link below.

I hope 2016 is off to a great start for you all. It seems as though Christmas is only just over and here we are almost at Easter.

For those of you who will be travelling over Easter, please stay safe and have a great break.

I have been saying for many years, that the property values in S/E Qld will increase at a healthy rate again soon and the indicators would be, Sydney and Melbourne having an increase and then mainstream media reporting that S/E Qld is doing the same. That is now happening and we have started seeing good increases in property values at last.

The development we have been waiting for in Beaudesert is now under way and if you have seen the last couple of emails I have sent out, you will have seen why. The first of the railway siding freight distribution terminals has been started and is planned for being in use by January 2017. This of course is just the start of what will be a 20 year or more project to create one of the biggest freight and light / medium industry precincts in Australia.

I am still looking for a couple of people who are leaving the ADF and looking for a new career in Property Investment advising. Ideally these people will have a genuine interest in Property Investing and a genuine desire to see Members of the ADF investing some of their money in a safe and secure way to increase their future financial stability. Hi <<First Name>>,

I hope this finds you all well and getting ready for a very Merry Christmas and New Year. I hope you all have a great time as I will. Julie and I will hopefully be going to Lake Macquarie in NSW to spend Christmas with family, so I am dieting now to get ready for the competition between my Mum and my Sister to see who can feed me the most. They both know what I like and I am weak!!

Here it is almost the end of another year and it has been a difficult one in a lot of ways, but we have survived and better times are ahead.

For those of you who I have spoken with over the last 7 or 8 difficult years and those of you who have read my emails, I know that in some cases you have felt that you have been listening to a broken record, with me saying over and over that we need to hang on to our Investment Properties and things will get better.

The Property Cycle chart that I did in 2008, (below) indicated where we were at then and we have been just about stuck there since then.

The Sydney and Melbourne markets, which are generally much more expensive than S/E Qld have now had significant increases in values recently and all indicators are that S/E Qld will follow. We are now seeing the effects of that with land prices increasing rapidly.

The information on the chart is still correct, it is just that we had the inconvenience of the GFC that stopped the clock for quite a while. The indicators of an imminent increase in prices are in the top left hand side of the chart and the media is definitely predicting big things for property in S/E Qld for the next few years.

As most of you will know, I have a bias toward Investment in Beaudesert and that has been heavily influenced by the Bromelton State Development area at Beaudesert, which also was supposed to get started in about 2008, but has been on hold.

As you will see by the Information in this Newsletter, Bromelton is about to start and is even getting some international media coverage. Once it gets started and the media really pick up on it, prices in Beaudesert will boom and this is supported by the fact that Coles, Woolworths and Aldi all have supermarkets in Beaudesert and there is currently another one about to be constructed.

For those of us that already own property in S/E Qld, this is all good news. If you know anyone who would like to own property in S/E Qld before the prices increase, please get them to contact me.

Bromelton Industrial Estate is due to start construction with a $30 million freight terminal to be built by SCT Logistics. The project has been long-awaited by locals and investors alike.

The freight terminal is expected to initially create 125 jobs, eventually expanding to 1000 jobs. This boost to Beaudesert’s population will create a demand for rental houses. This will be the boost to Beaudesert’s economy that we have all been waiting for.

Due to the continued growth of our rental portfolio, we have made some changes to our property management staffing. We would like to welcome Kate O’Brien to the team. Kate joins QPS with 6 years experience as a property manager in Beaudesert. Kate has lived in Beaudesert for 26 years now and has a great deal of local area knowledge. It is great to have Kate on board.

If you are one of our owners and have been in touch with the office lately, you may now be aware that we have changed the structure of the way our property management team now runs. Your designated property manager will still continue to handle general day to day enquiry and will still conduct your routine inspections. Other general tasks of the the portfolio have now been allocated to certain staff members to handle, across the entire portfolio of properties.

Some of the new role allocations are below, so you know who to talk to if necessary:

I am very excited in what Queensland has to offer us now and in the future and want to share this property market information with you.
One of the Australia’s leading Real Estate Gurus. “John McGrath” looking at the areas which they include in what is called the “Golden Triangle”.

John McGrath is predicting South East Queensland to be the best performer for the next 3-5 years.
I agree with him in every way except, I think it will be for the next 10-15years. This is a very positive sign as there is increased interest in the already well sought after South east property market.
The potential to get involved in securing property is greater than ever and when we hear it from one of the experts there is a definitive feel that the “Boom!” is coming sooner than we think.

Sydney’s inner and middle suburbs have become too expensive for 90 per cent of Australians, prompting a likely exodus to other more affordable cities and towns, property identity John McGrath says.

In NSW, Centre’s within a two-hour drive of Sydney, including Wollongong, Newcastle and the central coast, would benefit as buyers sought refuge from Sydney’s surging prices, as would lesser known parts of the city, and cheaper interstate capitals such as Melbourne and Brisbane, he said.
“It will unlock a lot of other areas Sydney people hadn’t thought about,” Mr McGrath told The Weekend Australian ahead of releasing his 2015 market report.
Sydney was 80-90 per cent through the current upswing and, although there would some further price growth, it was tempering and a small correction was possible, he said.
“I don’t subscribe to the (housing) bubble theory. People for the last 30 or 40 years have said Sydney is too expensive and Sydney is going to collapse, and it never has.”
Providing interest rates and unemployment are kept in check, he expects a soft landing from what the report describes as “the most spectacular, long-running boom” in Sydney’s history.
The change in prime minister and leadership team would help boost confidence, in turn supporting property markets, Mr McGrath said. “No doubt there are economic headwinds, but it is about confidence. Introducing a leadership team that inspires the country will have a halo effect on the economy.”
The report noted that households in inner Sydney needed to earn about $270,000 a year to repay home loans, with the near city increasingly like New York’s Manhattan, the exclusive domain of high-income earners.
Mr McGrath, whose real estate agency has 70 offices and who has been a regular on reality TV including Shark Tank, expects Sydney’s housing prices to rise 5-8 per cent this financial year, with Melbourne’s values matching pace.
Brisbane and the Gold Coast would pull ahead with 10 per cent- plus price growth while Adelaide and Hobart would see a 2-3 per cent rise and in Canberra and Darwin housing prices would be flat.

Of course, the areas that we have identified as being high growth areas are well within his “Golden Triangle” and have identifiable development that this will increase the population of those areas, and so will also increase the demand for houses.

“For us I see the golden triangle out to Toowoomba, up to the Sunshine Coast and down to the Gold Coast. “Anywhere in Queensland will do well but I’d be hard pushed to find anywhere better to invest than the south east of Queensland in the next 3-5 years for capital growth.
